
WOODARD RESIDENCE ADDITION
The original 70’s style contemporary house on a corner lot with ocean views was a real fixer-upper. With it’s simple roof forms and straightforward layout, the house had good bones worth keeping but was in need of substantial improvements both inside and outside. Strategic bathroom reconfiguration, structural improvements and window modifications greatly enhanced both the livability and spatial aesthetics. A deteriorating basement wall provided the opportunity to expand the existing footprint with a new retaining wall, in turn allowing a cramped kitchen to be replaced by a new, spacious dine-in kitchen. The addition of a generous screened porch directly off the kitchen, and a lookout balcony on the upper floor that captures the ocean view greatly enhance the house, achieving a sense of luxury within a sensible budget.
